Feed back on mark vanderpool

We recently had Mr Vanderpool come out to our house for an appraisal ordered by our bank for refinancing. After he looked over our house and took pictures and measurement he then went to check other houses in the neighborhood that sold recently comparable to ours. (So we thought)! Our house is a three bedroom one bathroom two and a half car garage remolded a year and half ago from a respectable contractor (over $12,000) dollars new roof, privacy fence, deck,slider,window,kitchen floor and ceiling. Mr Vanderpool used three houses for comparison. One was a two bedroom on our street that was a foreclosure (hud house) that someone bought for $29,000. (Remember ours is a three bedroom). So how is a two bedroom ever a comparison to a three bedroom? If he was going to compare a two bedroom to ours then he should of use the two bedroom house, four houses from that one on same street that sold for $90,000 two months ago. The second house he chose is also on the same street that is a three bedroom and hasn't been upgraded,same square footage, basically and it sold for 70,000. And the third house is over a mile basically the same square footage that also sold for 70,000. Our house is totally turn key ready to move in, needs nothing. But yet Mr. Vanderpool still appraised our house for less then the others. He put in his report that our house was remolded over ten years ago, which we have the recipients from contractor, made my two and a half car garage a two car garage. When nothing's been done to it. We complained to our credit union about all of it but they just came back with the excuse that the under writers said that they have to stick with the report. So I am writing this review to let the world know not to use Mark Vanderpool for appraisals!!! Get someone different if you want a fair appraisal.
