Stay Far, Far Away from this place

Someone was murdered on the tennis courts. Murdered here.

I was living there for 4 months. There has already been one murder on the tennis court outside of my unit from a drug deal gone wrong (according to police sources, not speculation). Unsafe is an understatement. More cop cars were in the parking lot a week later. Drug deals constantly happened in the parking lot.

They never notified anyone of the unsafe conditions. It only took them 3 months to hire one security patrol car at night. Within 2 months the security guard shot someone.

Living on the first floor is awful. The lady that lives above us is a nightmare. You can hear every single step she takes. Nonstop stomping, vacuuming at every hour of the night. TV on all night even when she's not there. You can hear everything through the ceiling. People are always screaming at each other at night. I called management so many times but nothing ever happened. Never once have they called me back to tell me anything has been done. Eventually I just gave up. The noise never stopped.

Even though the units are supposed to be non-smoking, people clearly ignore that. The smoke comes down through the vents into my bathroom and the walk in closet. Now all my clothes smell like cigarette smoke, and I don't smoke!

I didn't know how to use the laundry for the first two months. There is no indication that the "cash or debit" that the machines indicate are not actually cash or debit machines, and the rental office never returned my calls. Unprofessional. They also don't post the times that they close the laundry facilities. So if you happen to have clothes in there and they lock the doors on you. Too bad. You have to wait until morning.

The staff is very unprofessional and generally ignore you after you hang up the phone.

I signed my lease for 1250.00 / month. Then they have a “property tax adjustment” so they raised rent for the rest of the lease year with no notice. Is that even legal? I don't own this property, why am I paying your property tax.

They don't allow you to hold a copy of your own lease. They insist on keeping it in the rental office. Make sure you sign every page so they can't make changes to it. When I went to ask for a copy of my lease, they only gave me a photocopied version. First I had to sign a piece of paper that said I checked out my lease, but it wasn't until after I did this, did I see that what they were giving me was a photocopy. They refused to give me my actual signed copy of the lease, claiming they'd "misplaced" it. They promised to locate it and call me to pick it up. They never called me back.

They can end your lease with no notice. If you can't move out immediately they will consider you a "hold over". Apparently this means you don't get until the end of the month to move out "because some months have "extra weeks/days". The rental office manager told me this actually stands up in court.

They have monthly/bimonthly fire and smoke detector inspections where they will leave a notice to enter your apartment to check the smoke detectors. When this happened in May the maintenance crew took my smoke detector and never replaced it. I received another notice for inspection in July. They still never replaced it. I was without a working smoke detector for 3 months. This is illegal under the New York Tenants Rights Guide Section VI. Safety - Smoke Detectors Multiple Residence Law §15; Multiple Dwelling Law § 68; NYC Admin. Code § 27-2045).

When I moved out I never got a call back to do my check out, even though I called the office myself. Or a call back to get my security deposit. Which they keep for at least 60 days. I went to the office on day 61 to get my security deposit back. They said it wasn't ready and it might be another couple weeks, "They'd call me".It wasn't until I mentioned that I had a lawyer that they were finally willing to give me my deposit back. Miraculously, I got my deposit a few minutes later.
