Upon first view this seems a good establishment. But there are some things that may not sit well with horse owners.

General observations: Horses are fed and watered twice a day, times are (roughly) 6am and 3pm. Stalls are cleaned in the morning 6 days a week. During stall cleaning the horses are turned out in the arena, taking turns since all can't be turned out together. There is a wash bay and a viewing room. There is a lot of land available for grazing, but it is unfenced so requires the horse be on a lead line.

Benefits: Great trainer (the owner) with good show connections and opportunities. The barn is warm in winter. Stalls cleaned daily, (unless the help is gone for any reason, then they are not cleaned). The area is pictuesque and peaceful. The farrier and vet are readily available and knowledgeable.

Drawbacks: The stalls are wet due to poor drainage, there are limited turnout options, very poor hay quality, no fans in summer (electrical system won't support it), inadequate water in winter (the automatic watering system has not worked in awhile), broken fixtures (i.e. stall doors, waterers) are either not fixed or else are jerry rigged.

Overall the owner goes through the motions of barn management, meeting the minimum requirements, but isn't overly concerned with the well being of the horses, or the concerns of the boarders. Her focus is on training and lessons, with horse care taking a distant second place. This barn has a lot of untapped potential and could be a great place if the owner would give it and the horses some attention.
