Ensuring that proper planning and design considerations are made prior to initiating a NTP helps maintain control of the schedule, cost, and quality during construction, and a streamlined close out process to meet the project deadlines.Design/Pre-constructionDuring the Design and Pre-construction Phase Fricks Construction Management strives to keep the clients programming needs in the forefront to keep on track with design, budget, and schedule. This is the foundation to a successful project and is the most important phase offering the biggest return on the client’s investment if managed properly. Fricks Contruction Management will also utilize this time to develop any potential VE items or alternates to the project that may allow for savings or “buy-back” of amenities originally not recognized within the project budget.Construction PhaseDuring the Construction Phase, Fricks Construction Management will monitor progress in relation to budget, schedule, quality, and as agreed with contractors and consultants alike. This is tracked in various ways, most commonly through site inspections, participation in Owner/Architect/Contractor meetings, as well as initiation of coordination meetings between contractors and consultants as required.Project Close-OutAs the project nears completion, Fricks Construction Management will work diligently to make sure O&Ms, as-built drawings, owner training, etc. is carried out per the project requirements to equip the end users with the knowledge, documentation, and training required to manage and maintain the facility as designed. Furthermore, Fricks Construction Management will track any warranty items within the warranty period, to ensure these items are being handled appropriately and efficiently.
