My family was discussing mortgages and it reminded me of the time HMS quoted a term and rate for a mortgage - made us pay hundreds for an appraisal then, changed the terms and rate. In addition, they would NOT give us a copy of the appraisal. Therefore, we had to pay hundreds for another one. If you do business they HMS (or like business), just make sure you at least get a copy of the appraisal before you let them know you are going to another place for your mortgage. Everyone is real nice to you when they want your money - not so nice to you when you decided to move your business elsewhere.
